Terms of use
Mortgage AI (mortgage-ai.uk) Last updated: 15 October 2026
Thank you for visiting Mortgage AI. These terms explain how our website, newsletter and paid placements work, what you can expect from us and what we ask of you. We have tried to keep them clear and fair. If anything is unclear, please email us and we will be happy to help.
By using the website or newsletter, you agree to these terms. If you book a sponsorship, sponsored listing or other paid placement, the sponsorship and advertising sections (sections 10 to 14) also apply to you.
1. Who we are
Mortgage AI is run by a sole trader trading as Mortgage AI. Contact: mortgageai@agentmail.to
When these terms say "we", "us" or "our", they mean Mortgage AI. When they say "you", they mean anyone using the website or newsletter, and, where relevant, any business that books a paid placement with us.
2. What Mortgage AI offers
Mortgage AI is a website for UK mortgage and protection professionals. It includes:
- a directory and reviews of AI tools for mortgage and protection advisers;
- daily news and rates information;
- a weekday email newsletter;
- a waitlist for tools we are building;
- sponsored listings, newsletter sponsorships and a "featured network" paid placement, all clearly labelled; and
- affiliate and partner links to some of the tools we list.
The website is static. It has no user accounts, sets no cookies and uses no analytics.
3. Who the website is for
Mortgage AI is designed for professionals working in the UK mortgage and protection market, such as advisers, their colleagues and firms, and the businesses that build tools for them. We ask that you use it in a business or professional capacity and that you are 18 or over.
If you are a member of the public looking for help with your own mortgage or protection, this website is not the right place. Please speak to a qualified, regulated adviser.
4. Information on the site
Everything on Mortgage AI is general information about software, news and the market for professionals. It is not a recommendation to use any particular tool, lender or product.
Before you use any tool listed on the site, ask the provider your own questions and make your own checks. That includes the provider's terms, its data protection and security arrangements, how it handles client data, and whether it suits your firm and your regulatory obligations. You remain responsible for the decisions you make and for how you use any tool with your clients.
Rates. Rates correct at the time of publishing and can change at any time. Please always check the lender's own website or systems for current rates, criteria and product details before relying on them.
5. Accuracy and corrections
We work hard to keep the directory, reviews, news and rates accurate and up to date, but software and markets change quickly and we cannot promise that everything will always be complete, current or error-free.
If you spot something wrong, including a factual error about a tool or business, please email us at mortgageai@agentmail.to. We will look into it and, where a correction is needed, we will fix it as quickly as we can. Corrections apply to the website. We cannot change newsletters that have already been sent, but we may include a correction in a future edition where it matters.
6. Reviews and contributed content
Our reviews. Our reviews and descriptions reflect our honest opinion, based on our own testing, publicly available information and information supplied by providers at the time of writing. Nobody can pay for a review, a better rating or kinder wording.
Contributed content. From time to time, professionals and providers may contribute quotes, reviews, case studies, comments or other material ("contributions"). If you send us a contribution:
- Licence. You grant us a non-exclusive, royalty-free, worldwide licence to publish, reproduce, format and share your contribution on the website, in the newsletter and on our social media channels, and to make small edits for length, clarity and style.
- Approval. Before we publish a contribution under your name or your firm's name, we will share the final wording with you and only publish it once you have approved it.
- Withdrawal. You can ask us to withdraw your contribution at any time by emailing us. We will remove it from the website as quickly as we can. We cannot recall newsletters that have already been sent or control copies that others have made.
- Your promises. You confirm that your contribution is your own honest view, that you have the right to share it, that it is accurate to the best of your knowledge, and that it does not include any client personal data or confidential information belonging to anyone else.
We may decline or remove any contribution at our discretion, for example if it seems misleading, unfair or unlawful.
7. Third-party links, tools and logos
The website and newsletter link to third-party websites and tools. These are run by other businesses, not by us. We do not control them and are not responsible for their content, availability, terms, privacy practices or performance. Please read their terms and privacy notices before you use them.
Product names, logos and trade marks shown on Mortgage AI belong to their owners. We use them only to identify the tools we write about. Showing a name or logo does not mean the owner endorses us or that we endorse them, and it does not suggest any partnership unless we say so. If you own a logo or trade mark and would like us to remove it, please email us and we will remove it promptly.
8. Affiliate and partner links
Some links to tools on Mortgage AI are affiliate or partner links (for example, links to Fireflies or tl;dv). If you click one and go on to buy or subscribe, we may earn a commission or other benefit, at no extra cost to you.
We mark affiliate and partner links beside the relevant listing so you can see them clearly. Affiliate links may include a referral code. Our website sets no cookies, but the provider's own website may set cookies or use tracking once you arrive there, under its own terms and privacy notice.
9. Sponsored content and editorial independence
Mortgage AI is funded partly by sponsorship, advertising and affiliate income. To keep things fair and transparent:
- every sponsored listing, newsletter sponsorship and featured network placement is labelled "Sponsored";
- sponsors do not get to review, approve or change our editorial content, reviews or ratings, or how we describe other tools;
- paying for a placement, or having an affiliate arrangement with us, does not affect whether a tool appears in the directory or what we say about it; and
- we only accept placements that we think are relevant and useful to UK mortgage and protection professionals.
10. Sponsorship and advertising: what is covered
Sections 10 to 14 apply to any business that books a paid placement with us ("sponsor"). Paid placements include:
- Sponsored listings: a labelled sponsored card in the directory or on the homepage;
- Newsletter sponsorships: a labelled sponsor message in one or more editions of the weekday newsletter; and
- Featured network placements: a labelled paid placement featuring a sponsor within our featured network section.
Each placement is described in a written proposal from us, setting out what is included, where and when it will run (the "run date" or run period) and the price.
11. Booking and content approval
Booking. A booking is confirmed, and a contract formed between us, when you accept our proposal in writing (email is fine) and we confirm the booking by email. Prices are set in each proposal. If anything in a proposal conflicts with these terms, the proposal takes priority for that booking.
Your content. Please send us your copy, logo, links and any other material at least 5 working days before the run date, unless we agree otherwise. We may adjust it for length, format, style and labelling, and we will share the final version with you for approval before it runs. If we do not receive your material or approval in time, we may run the placement with the most recent version you approved, or reschedule it, and this will not count as a failure on our part to run it.
Your promises about your content. You confirm that your content:
- is accurate, honest and not misleading, and that you can support any claims it makes;
- complies with all laws and codes that apply to it, including the UK Code of Non-broadcast Advertising and Direct & Promotional Marketing (CAP Code), consumer protection law and data protection law;
- where it promotes a regulated financial product or service, has been approved or is otherwise lawful under the financial promotion rules of the Financial Services and Markets Act 2000 and the Financial Conduct Authority, and that responsibility for this rests with you; and
- does not infringe anyone else's intellectual property or other rights.
You grant us a non-exclusive, royalty-free licence to use your content, names and logos for the purpose of running the placement and showing it in our website and newsletter archives.
No guaranteed results. We will run your placement as described in the proposal, but we do not guarantee any particular number of views, clicks, sign-ups or sales. Our newsletter does not track opens or clicks, so we are not able to provide open or click reports for newsletter sponsorships.
12. Fees and invoicing
- Fees are as set out in the proposal. Prices are shown in pounds sterling and are plus VAT if applicable.
- We will invoice you when the booking is confirmed, unless the proposal says otherwise.
- Invoices are payable within 14 days of the invoice date. If the run date is sooner than that, payment is due before the placement starts.
- If payment is late, we may pause or postpone the placement until it is paid, and we may charge interest and compensation as allowed under the Late Payment of Commercial Debts (Interest) Act 1998.
13. Cancellation, changes and refunds
If you cancel. Please tell us by email.
- 14 or more days before the run date: we will give you a full refund of any fees paid.
- Less than 14 days before the run date, but before the placement has started: we will refund 50% of the fees for that placement.
- After the placement has started: no refund is due.
Rescheduling. If you would like to move your placement, please ask as early as you can. We will try to find another suitable date, subject to availability.
If we cannot run your placement. If we fail to run all or part of a placement you have paid for, we will offer you a pro-rata refund for the part that did not run or, if you prefer, a replacement slot of equal value.
14. Our right to refuse, pause or remove placements
We may decline any booking or content, and may pause or remove a placement that is already running, if we reasonably believe that:
- it is not relevant or suitable for UK mortgage and protection professionals;
- it is, or may be, inaccurate, misleading, unlawful or in breach of advertising or financial promotion rules;
- it could harm our readers or our reputation; or
- you have seriously breached these terms or not paid on time.
If we decline a booking before it starts for reasons that are not your fault, we will refund any fees you have paid. If we remove a running placement because of something in your content or a breach by you, we may keep the fees for the part that has run, and we will refund the rest unless the removal resulted from a serious breach by you.
15. Newsletter and waitlist
Consent. We only send the weekday newsletter or waitlist emails to people who have actively asked for them. When you sign up, we send a confirmation email and only add you once you confirm (double opt-in).
No tracking. Our newsletter does not use open or click tracking.
Unsubscribing. You can unsubscribe at any time using the link in every email, or by emailing us. We will stop sending to you promptly.
Content. Newsletter content is covered by sections 4 to 9 in the same way as the website, including the information-only clause, the rates notice and the labelling of sponsored content. We may change the format, frequency or timing of the newsletter, or stop it, at any time.
Waitlist. Joining the waitlist means we will let you know about the tools we are building. It does not commit you to buying anything, and it does not commit us to launching any particular tool or on any particular date.
16. Intellectual property and acceptable use
Our content. The website, newsletter, directory, reviews, written content, design and our name and branding belong to us or are used with permission. You are welcome to read, share links to and quote short extracts from our content for your own professional purposes, as long as you credit Mortgage AI and link back where you can.
Please do not, without our written permission:
- copy, republish or sell substantial parts of our content, directory or reviews;
- use automated tools to scrape or bulk copy the website or directory, or use our content to build a competing product or to train AI models; or
- suggest that we endorse you or your product.
Acceptable use. When using the website or contacting us, please do not:
- break any law or regulation, or use the site for anything fraudulent or harmful;
- try to interfere with, damage or gain unauthorised access to the website or the systems behind it, or introduce viruses or other harmful code;
- send us spam, abusive messages or material that infringes someone else's rights; or
- send us any personal data about your clients. We never need it.
17. Our liability
What we do not exclude. Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot be limited or excluded by law.
Third-party tools and websites. We are not responsible for the tools, websites, products or services of third parties, including those we list, review, link to or carry as sponsors, or for any loss caused by your use of them. Your relationship with any tool provider is between you and them.
Information on the site. Because Mortgage AI provides general information only, we are not responsible for decisions you make or actions you take based on it, including decisions about which tools to use or which rates or products to recommend to clients.
Indirect losses. We are not liable for any loss of profit, revenue, business, goodwill, opportunity or data, or for any indirect or consequential loss.
Sponsors. Our total liability to a sponsor arising out of or in connection with these terms or any booking, whether in contract, delict (tort), negligence or otherwise, is limited to the total fees that sponsor paid us in the 12 months before the event giving rise to the claim.
Everyone else. For anyone using the free website or newsletter, our total liability is limited to £100.
Sponsor responsibility. Sponsors are responsible for any losses, claims or costs we face because their content breaches section 11 or infringes someone else's rights.
18. Privacy
We take your privacy seriously and collect very little personal information. Our privacy notice at mortgage-ai.uk/privacy explains what we collect, how we use it and your rights. It forms part of how we work but is a separate document from these terms.
19. Changes to these terms
We may update these terms from time to time, for example when we add new features or when the law changes. We will post the updated version on this page with a new "Last updated" date. If you keep using the website or newsletter after that, the updated terms apply. For sponsors, the terms in force when your booking was confirmed apply to that booking, unless we agree otherwise in writing.
20. Governing law and courts
These terms, and any dispute or claim arising out of or in connection with them, are governed by the law of Scotland. The courts of Scotland have jurisdiction to deal with any such dispute or claim.
If you are a sponsor based in England and Wales and the law requires that you be able to bring or defend a claim in the courts of England and Wales, you may do so.
21. Complaints and contact
We want to hear from you if something is not right. Please email mortgageai@agentmail.to with the details. We aim to reply promptly. If we need longer, we will let you know.
General points. If any part of these terms is found to be unenforceable, the rest will still apply. If we do not enforce a right straight away, we can still enforce it later. These terms, together with any proposal for a paid placement, are the whole agreement between you and us about their subject matter.
Thank you for using Mortgage AI.
